Op you were speaking on the bathroom. I have my own bathroom and it is like no other perk. I can have whatever I want in there, it's my own special space. I love it.

It would be great to have a bathroom for each of us.

Small home can make comfortable and help you saves more money in the long run. They have plenty of small houses are a good size. A lot of people changed the ideas living in the small space. Living in the small space don't mean you can't invite guest over and enjoy the activity. If you don't mind me asking what area you are living at. I will see if I find any small homes will fit your bill.

Yeah, we don't want to be house poor and a big house is so unnecessary for a couple without kids. When I say "small house", I mean houses that are 1100-1350 square feet.

Whether your preference is for a smaller home due to affordability or a larger home, it's your choice and nothing wrong that particular choice whichever way you go.....but I don't think in order to justify or rationalize one's choice, that it's necessary to denigrate or talk negatively about people who choose opposite......

*I* like space, so nothing short of a 3 bedroom 1.5 bath would do the trick for me. Considering with you, it's two -- I think a 3 bdrm 1.5 ba is perfect for two people who want a small house, because what you get is a nice combo of big and small, this way you have the small you want and the big that you like, all rolled into one.

Even if you can buy more house than you need, all the costs associated will be higher, i.e. insurance, taxes, repairs, maintenance, heating, cooling, etc., etc., plus there is more to clean and more yard work. I would advise buying a small to medium sized home in the best neighbourhood you can afford and also go for 2 bathrooms rather than 1.5. This might be a bit extreme, but if you can buy a home based on the income on just one of you, that will give you freedom and security later on if one of you is laid off or wants to start a new career. Alternatively, get a larger place where you could rent the basement as an apartment. Bank the money you save for retirement, children, and hard times. Good luck!
While all that is true, what's also true is if your property taxes is going up because your property value also went up, that's an increase in your assets....It's like when I used to complain about how much income taxes I paid, then someone politely reminded me that's only because I was making more money and I could always take a lower paying job if I wanted to...

Best advice regardless of size of house is location and neighborhood...

on thses house hunter shows, I see too many people put too high a priority on distance to work or paint color or finishes but will buy in a crappy neighborhood where their several hundred thousand dollar asset depreciates like a rock...

Bad news. The house we were looking at has been taken off the market. The sellers have decided to stay put after all. I'm trying to see this as a blessing in disguise. Maybe there's a better house out there for us.

i agree. A small house for a single person or a couple is way better than a medium or large house that comes with higher utility bills. As long you can maintain the cost then you're good.

DON'T KILL ME DEAD!! :laugh 512x512: If people took alleybux, I could buy an 8 bedroom mansion and have you and other fonts I like coming to live with us. I am LSA rich.

On a serious note, I wouldn't like having two full bathrooms to clean. I am very meticulous about cleanliness and I think another full bathroom would be a pain in the ass. I would also have to buy two extra sets of mats, towels and shower curtain for the second bathroom since I change those seasonally. It's crazy how two full baths raises the cost of a home. With all this being said, if we find a 2 bathroom house in our price range and the historical utility bills are not too high, we just might buy that house.

My husband talks about one bathroom being enough but I am not about that life if we are moving into our own home. When one of us needs to use the toilet and the other needs to brush his/her teeth, that is when sh!t gets real when there is only one bathroom. Never again.

The first time yall go out to eat and both come down with food poisoning, you'll wish you had that second bath. :eek1: What I would do is put generic, basic decor (mats, towels, etc.) in a second bath. Just because you have it, doesn't mean you have to use it everyday. You could just flush it once a week, if you find you guys like only utilizing one. An unused bath could just use a wipe down every now and again, no strenuous cleaning. Just something to think about.

Sorry to hear things didn't work out. This time around, are you going for a 2 bedroom or a 3? Undecided?

Even with 1.5 baths, we would have the extra toilet in case of emergencies. Believe me, we've had enough stomach episodes with only one bath and I never want to go through that again.

We're still going for 3 bedrooms and hopefully 2 full baths.

The Lord works in mysterious ways. Our realtor has another house for us to look at on Saturday.

This one is 3 bedrooms and 2.5 baths. It is also in a nicer area. Everything happens for a reason.

Sounds nice! I hope you guys are able to get the house you want. We're looking, too, but for a rent-to-own situation.

yeah...things usually work out for the best in the long run...sometimes all we need is a little faith and continuing trying to do the right thing...

i could never live in a house with only one bathroom....would hate to have guests using my primary bathroom....possibly going trough my stuff..lack of privacy, convenience.....and when i am entertaining, basically having a line to use the one bathroom..

currently i live in a pretty big house with several bathrooms....i have someone come by every few weeks to clean...that seems to work....but even if i don't use certain rooms, dusts still collects and they need cleaning..

Don't fret, things have a way of happening for a reason. This gives you time to sort out all of those questions in your mind and maybe find the perfect fit for you two. Good luck on your continued search.

Lack of privacy is certainly a concern with 1 bathroom. That said, if I was living alone I wouldn't need more than 1.5 bathrooms.

I will be keeping our home spotless. It's going to be a lot more work than a two bedroom apartment. Oh well...that's part of being a homeowner.

I think a three bed home/apartment is great for a starter family home. I only plan on having 2 children so that would be perfect.

I also wouldn't mind a 2 bed house/apartment if that is all I could afford to start with in the future. Also keep in mind that some 2 bed places have extra space (e.g. study, dining room, conservatory), but are still advertised as 2 bed homes.

I don't see the point in stretching mortgage money if not necessary.

Many condos here have an extra room they refer to as a den. It is like a small bedroom. Those condos rarely have 2 full baths; at most just 1.5.

If we planned on having 2 kids, I would look for a 4 bedroom with 2.5 baths. I'd love to have a guest room.

Thanks mama. You're always so encouraging.

We put in an offer on this house. Like most newer houses, it is on the smaller side but more than enough space for us to play with. The master ensuite has a deep and large tub that I like. The second bathroom in the basement does not have a bathtub but a stand up shower. That's okay with us; as long as there is another place to bathe.
